Hearted your listing! It’s a lovely home and I love the photography! But you need color, wallpaper, etc. The home would POP on the OTA if some of those excellent shots have wallpaper that fit the home and location. For example, the large wall in the living room, the wall in the dining room with the large artwork, behind the beds, etc. I love all the wood tones, feel modern and clean with a touch of the natural elements. The coffee table in the living room is one of the best amenities I’ve seen in a living room yet! I may steal that idea!
Also, maximize the summary in the description! It should call to your avatar guest and give a good overview of the property. Then the description should be bullet points with a small paragraph describing each space/room of the home. I also would change the first five photos to showcase more of the amenities of the property. For example, the close up of the kids table and mural, would make a great addition to the first 5 photos that would capture a potential guest attention.
Lastly, I would honestly reconsider the Ring camera in the backyard. First, I would double check Airbnb polices, but I’m suspicious they now say no cameras beside the point of entry. Secondly as a mother I would not be renting a STR that has a camera in the backyard with my children playing while we’re there. If the camera at the front door is positioned right, you should catch everyone coming through and entering the drive/front yard.
It’s a great property and I’m sure you’ll do well in the coming year!
Thank you Sarah! We appreciate all your feedback and we take everyone’s perspectives into consideration. When we purchased and started on this journey, our plan was to create a nice place to vacation to, then the more we learned, the more we realize what it takes to really stand out, so our next investment into the property will be adding more pops of color! Money was tight this year, but we were still able to scrape a few thousand to put back into it.
I will go into the description and maximize that this week since it’s free!
The backyard camera is also a floodlight, but the purpose wasn’t for keeping an eye on guests, it’s for when no one is there, our neighbor lives to let his dog roam through and he takes his sweet time trying to get him back! We’ve set the alarm of on him many times. Also we added a pergola in August and it takes up a lot of the view. I understand the concerns, but it’s more common in our market (Myrtle Beach, aka murder Beach). The things people do in front of the doorbell camera makes me think people just don’t care!
I’ll double check the policy, but it is at another point if entry.

I totally get starting a STR on a budget and then once it’s cash flowing add more amenities and decor items. I’m actually do that right now myself! But definitely check on the camera. Airbnb changed polices this past spring and I do know it must be specified on the listing where the camera is and mentioned if its motion activated or not. Since we only have one on the point of entry, I forget what the Airbnb policy wording was for other cameras on the property.
