Hey everybody,
I currently have 2 LTR and am curious about getting 1 STR. One question I have is what are other people experiencing on maintenance costs on beach condos in terms of a % of FMV of the property on a annual basis (not including HOA fees and insurance)?

Hey Stephen! I have a beach property out in Crystal Beach. Overall, my maintenance costs aren’t spectacularly higher than any of my other properties. But salt water is terrible for everything. So I’d expect in the next couple of years I’ll start to see more decay. For example, one of my electronic keypads broke within 2 months. And the current one I have is on it’s last leg. So I’ll probably spend $500-$750 this year on salt water related damage. Hope this helps!
