Since I started my journey in the STR world I had a property manager however I will be taking over my STR listings come January 2025. I was hoping for some feedback on pricing. What are you all using “Wheelhouse”, “Price Labs” or “Beyond”.
What about for automated messaging? I would highly appreciate any and all feedback in my journey to Full Time Property management of my STR.

Congrats on joining the hosting industry! I’m sure everything looks a bit overwhelming, but after a few months you’ll definitely get the hang of it!
Your first question was on pricing software… We use Wheelhouse since it’s including with our management software, but most hosts use Pricelabs since the price point is more reasonable. My husband who does our pricing management, feels like Wheelhouse is easier to use, but I will say we only played around with Pricelabs for a month. Beyond was created by Wheelhouse and then sold to another company. I know some hosts that use Beyond but not many since it seems like the interface is harder to work with. As a first-time host, I wonder if Pricelabs would be a good choice for you. They offer the first 30 days for free, so you could try out the trial and see what you think. Automated messaging is a life saver for a STR host! Always be available to your guest within minutes of them sending you anything, but when it comes to important info for each stay, those messages should be automated. Here’s our list of automated messages…
~Booking Confirmation telling the guest check-in instructions are sent 24 hours before check-in, as well as asking what brings the guest to our area.
~Check-in instructions sent the day before check-in.
~Morning after check-in making sure everything is good and if the guest needs help with anything.
~Check-out instructions sent 4pm day before check-out.
~3 days after check-out review reminder message.
If you have any landscaping, pest control, garbage can runner, etc., that would be on the property during a guest stay, you will want to add another automated message the night before a service company arrival, so the guest isn’t surprised.
