I just found out with this website and Rob’s resources for getting in touch with the community. I’m also starting the AIRBNB business as a Co-host in Dominican Republic, specifically in Punta Cana.
I’m managing a 1 BR apartment with capacity of 3 peoples for $85 plus 20% off (Looking at the area it is the around price market), since is not being rented out. The situation is (and probablly is too soon) that it has not been rented out. The property has 2 weeks from being listed and our insight of 30-day viewers is at 253 at the moment.
My question is how can I accelerate the occupancy of the unit? Is it something wrong with price? Should I have more specifications?. Do I need to promote more?
Punta cana is a well known touristic area in the Dominican Republic and also over the world. So a lot of tourist come during the high season and locals as well tend to go there to spend the weekend.

It could be many things that are holding up your bookings. Possibly the new listing may need a few more weeks, or you may be able to tweak a few things that would help. Could you share the listing link so we could look at it?
Hey @Oscar_Valdez! Thanks for hopping in the forum. So I’ve got some good news and bad news.
The good news: Your listing is fixable!
The bad news: You’re going to need to redo your photos.
In my opinion, the actual condo is beautiful. Super modern and nice finishes. But it feels a little sparse in there. The furniture you do have is nice, but overall it feels very grey/brown/beige. I think you really need to spend a few hundred bucks on some new art (don’t get it from target), fake plants and throw pillows. We need to take your house from cold and neutral, to more colorful and lively. These few little touches can make a wonder of difference.
THEN, you need to photography that really showcases your space. Try to open some windows and get natural light in there for the photos. And you need more than 15 photos.
I’d also REALLY amp up your listing description. It’s far too light and doesn’t describe your place at all.

@robabasolo Gave some great points! I was also going to suggest some of the same things.
Color goes a long way in capturing the attention of potential guests! Remember guests want an experience that is different from the average hotel room.
A detailed yet easy to read marketing copy that is broken up in paragraphs and bullet points, gives a good idea of the property and triggers key words that people might google.
